Those who have seen it, meanwhile, are quick to ask anyone and everyone: "Have you seen Mamsha Al Saadiyat?". It makes that much of an impression. This is coastal bliss, and the best opportunity in the capital to live beachside on what is arguably the best beach in the entire country. The low-rise apartment blocks front right on to the newly-opened pristine sands of Soul Beach . Think romantic strolls on the beach or along the promenade with a glowing orange sunset on the horizon. The stretch of coastline is already home to a handful of top class hotels, but Mamsha offers the holiday lifestyle with extra permanence. This particular apartment has a broad sea view on one side and city view on the other, which does take in some development work, but if you're sitting out and wanting a backdrop it will always be on the sea side of the property. With wooden floors and a sleek, modern kitchen, this is low-maintenance living and it comes with all of the usual high-end community facilities such as swimming pool, basement parking and a concierge service. Is Mamsha Abu Dhabi’s finest address? Saadiyat is without a doubt the most prestigious area to live in Abu Dhabi due to its fabulous beach, five-star hotels, golf course, cultural district and of course its proximity to the city centre and financial centre. With that in mind the apartments at Mamsha overlooking Saadiyat beach and having direct access from the buildings on to the beach make it the best apartment address in Abu Dhabi. There is already a beach club and there will be a fine range of retail outlets and beachside dining coming soon. In terms of interior spec, is anywhere comparable in the apartment market in Abu Dhabi? There are other buildings in Abu Dhabi with high specification finishes, but Mamsha has the right blend of high specification, light-filled rooms, limited numbers of apartments per building, plenty of space between buildings and of course that white sand beach. What kind of buyers are you seeing for this project? We have a complete range of buyers, both investors and owner occupiers, and of a wide selection of nationalities too. It is popular with families who are buying the larger apartments and are finding there is a shortage of villas on Saadiyat, as well as professionals wanting a prestigious address. The smaller apartments are generally being bought by investors and young professionals who are looking forward to the buzz that will come from living in the upcoming cultural district, but also love the beachside position. What else is there to look forward to in Abu Dhabi in the near future? In the immediate future, the Nudra villas on Saadiyat. These are for sale as "shell and core", an exciting new way of buying – enabling buyers to put their own stamp on their new home and add their choice of finishes and design. Longer term, the Yas Bay area will generate a good deal of interest as the newcomer to the market and will capitalise on the relocation of the twofour54 media zone to Yas Island, new Etihad entertainment arena, Hilton resort hotel and the new entertainment pier with waterside cafes and restaurants. The new government initiatives and forthcoming employment in the burgeoning fintech and AI scene are putting the future of Abu Dhabi in a great place.
